Janitor Checklist: HOA or Multifamily Building

janitor checklist

When it comes to handling general maintenance and cleanliness of your building, it’s always a good idea to provide a superintendent or janitor checklist to accomplish upon each visit.

Janitor checklist to accomplish:

  • First, check all common areas of the building beginning with the top floor until the backdown and basement. Notify the management of huge objects blocking egress paths or unauthorized Sub-Cellar storage (i.e. furniture, large deliveries, building materials, etc.).
  • Management needs to know about any damage to the lobby walls (especially if witnessed).
  • Sweep debris from all common areas up to the front of the building.
  • Daily checks that all bulbs throughout the building and exterior are lit. Replace burnt-out bulbs.
  • Inspect for broken or loose door handles and report to management.
  • Clean all common area glass surfaces.
  • According to your building’s schedule, place trash at the curb for pick up.
  • Sweep and Mop all common areas at least once per week.
  • Dust all common areas to ensure that no dust is left in any corner.
  • Remove scuff marks from walls as necessary in spare time.
  • Take inventory, and ensure that there is always an adequate supply of cleaning products. Also, other customary items are necessary to properly maintain the property.
  • Lastly, shovel sidewalks and salt when necessary if a snow contract is in place
