A great move-out process is when the tenant sticks to the contract and the property seems to be the same as the first time the tenants moved in. But in reality, it does not happens all the time because some of the tenants that you will encounter are not as good as the other tenants.

You should also keep in mind that there are plenty of legal matters related to renting a property, and if you don’t want any difficulties you should always follow those legalities.

Here are some important things to take into consideration when handling a tenant move out.

  • The tenant must give notice before moving. It is a great idea if your tenant gives out a notice if they are moving out. There should be a specified number of days on the notice before the move-out. It should also be included in the lease agreement.


  • There should be an inspection of the property. In conducting a move-out inspection you must have a rental move-out checklist with you so that you will not be able to miss any important matter that needs to be inspected in the property. You can inspect with the presence of the tenant so that if some issues occur you can inform the tenant right away. Nevertheless, in the absence of the tenant, you can just document the issues found by simply taking photos of it. It will also help to cease any dispute from the old tenants.


  • Payback the security deposit. Set your tenant expectation for the security deposit that it would not be given on the day of move out and you still have 30 days before the move-out date to return the security deposit. And if there are needed repairs and renovations on the property that should be deducted from the security deposit it should be well documented with the cost and services that need to be charged.


  • Collecting of keys. It is the most important thing when a tenant moves out but it is also the thing that usually forgets about. So you should also consider changing the locks for security purposes.
