As a property owner/manager, you’re responsible for hiring a licensed Fire Suppression Contractor to perform the following on your fire sprinkler system:

The Fire Department and your Insurance Company require you to maintain your fire sprinkler system.  Records of inspection, testing and maintenance must be documented and made available to the city.

Monthly Inspections:

Inspectors will make sure that your system is functioning and keep inspection records up to date.  This is a visual inspection only.

Quarterly Testing: 

A complete and thorough test will be conducted on your system, exercising it and simulating a real scenario.  This is where we’ll determine if all the mechanisms trigger correctly and without delay.

Annual Maintenance: 

In a matter of years, rust will eat away at the pipes requiring building owners to undergo the costly effort of replacing their entire fire sprinkler system.

In addition to these tests, there is a hydrostatic water test that is required every 5 years with a FDNY as a witness.  This test is required to ensure that there is proper water pressure being reached within the sprinkler pipes.
